Questions About Biden's Real Estate

The Wilmington (Del.) News Journal takes a look today at some of the real estate transactions of Sen. Joe Biden, D-Del.
Biden is one of the least wealthy members of Congress, but he enjoys a splendid home because of real estate deals with political supporters.
The Bidens live "on a four-acre lakefront estate in a 7,000-square-foot custom home" in Greenville, Del., a property worth at least $2.5 million.
Reports the newspaper: "In 1996, Biden sold a home in Greenville for the asking price of $1.2 million -- more than six times what he paid two decades earlier -- to John R. Cochran III, a top executive at the MBNA credit card bank that was a longtime political benefactor. Using profits from that sale, Biden paid $350,000 cash to real estate executive and developer Keith D. Stoltz for 4.2 vacant acres -- a long, narrow lot a few miles from Biden's old home. Stoltz had bought that same lot five years earlier for the same priceā¦
"Although Cochran paid Biden's asking price, Stoltz wrote in an e-mail to The News Journal that 'the residential real estate market was soft' when he was selling his lot.
"Biden would not agree to be interviewed, campaign spokesman David Wade said in a written statement, because of 'time constraints -- he's going a million miles an hour.' Wade wrote that Biden's deals with Cochran and Stoltz were above board, and involved no special favors. 'Just like millions of Americans,' Wade wrote, 'the Biden family has bought, renovated, and sold their home over the last 20-plus years and been able to have a parent live close by. This is a snapshot of life in America that I think folks can relate to.'"

Hey,
Do you not follow the ups and downs of real estate? My house doubled in price in less than 3 years and sold within a month of listing. Four years later there are like 30+ homes in foreclosure in the neighborhood because people walked away from houses underwater in loan/market value.
My parents house is worth about 70 times what they bought it for 30+ years ago.
So, Biden has good instincts in buying real estate. Good for him. Probably the reason he has a low net worth is that he has considerable debt from building his current home. If you're going to tell a story, try telling the WHOLE story.

So Biden just has the one house that's raising questions, but none about the home that the McCain's "forgot" to pay property taxes on, or the fact that one home was purchased specifically so that McCain's address would be sufficient when he began his political career. Gimme a break.

Re: your (correct) assertion that Obama voted against capping credit card rates...

Translate: He thought allowing credit card companies to charge up to 30% interest...was wrong. It was too much. THAT'S the reason for the "No" vote.
The problem with taking a single vote out of context is, unless one offers the full reasoning why someone votes for or against any bill, such can be used in a manipulative fashion. I'm sure you didn't mean it as such; however, I would suggest you do a little research before you make another post like this.

OK, this is ridiculous. So, Joe bought a house in 1979 for an alleged bargain price, highly believable considering the poor state of the national economy and housing market conditions at that time (end of Carter admin). Then, after twenty odd years of appreciation and improvements, he sold the house for $1.2M in 1996 during a healthy housing market and strong economy (middle of Clinton admin.) to an MBNA executive (the largest employer in the area and therefore the largest number of local home buyers in the area work there), which was appraised and investigated by the local media way back then and determined to be fair market value and an arms length transaction. This "scandal" was already broken and dismissed 12 years ago. Please!

I can see why Sarah Palin's abuse of power as governor to call in a favor for her sister is worthy of investigation, but this?
I know this real estate market, and the fact that a house was worth $120,000 in 1976 and $1.2 million in 1996 is hardly shocking. First of all, on inflation alone, $120,000 in 1975 is about $350,000 in 1996. Second, there was a boom in real estate values in this area in the 80s that peaked in about 1991 (the 91 recession burst the last real estate bubble). Prices didn't dive, but they basically flatlined until about 1996.
This also explains why the guy who bought the vacant land in 1991 was happy to get out at cost in 1996--values were even to down over that period.

One can sure tell that no one in the Obama camp was ever a Boy Scout. Boy Scouts and school classes instruct on how to dispose of an American flag. And it certainly is not stuffing it in the trash. I think the Obama people respect the American people the same way they respected the American flags. They don't. It is simply about Obama and his need for power.

Nobody has ever said that from the McCain campaign. Hillary's campaign was accussed of it.
I think Obama is edging more and more to his mentor Rev Wright with "imagined" enemies and "crazy rantings" on how "they" are attacking me.
Rev Wright was scary enough without Obama slipping into the role of black victim.

Biden is for the American people:
He backed the banking industry by protecting them and preventing consumers access to bankruptcy claims.
He backed the insurance industry by protecting them and preventing workers from filing lawsuits over asbestos poisoning.
His son is a lobbyist. His clients? The banking industry and insurance industry. His son is on a $100,000 yearly retainer from these lobbyist groups.
On economics Biden is a dimwit. Who, having earned a 6-figure government income for over 25 years has a net worth of $75,000? Obviously not the
brightest bulb.

My grandmother's home was sold for eight times its original value after she'd lived in it for three decades. That's how the property market goes. While she DID NOT sell it during a peak market period, the value was still multiplied eightfold because of its location and how cheap houses were back then (over 30 years ago). Taking advantage of a property market slump, she then purchased a new house that the original owner sold at a loss, because he'd bought it during a slight market inflation.
So the whole Joe Biden story doesn't amount to much, in my opinion. I wouldn't be surprised if a few minor favors WERE called in but overall, there's nothing unusual about what happened. It's a story typical of American home owners who've bought property for several decades.

Biden pushed the 2005 Bankruptcy Bill that benefitted MBNA and other credit card companies!
And Obama voted AGAINST capping credit card interest rates. This was mentioned during a debate.
iow - Obama didn't care how much interest consumers had to pay.

Real estate is a lot like a roller coaster in many areas. According to the tax collector, my home has gone up almost sixteen times what I paid for it thirty years ago so that's no surprise. However, in those intervening years it's also gone down in value at times due to cyclical swings in the market.
I think Biden's situation is no different although there may have been some preferential treatment in certain areas. Nothing to get excited about, really, given what some of the elected officials resort to.
I still intend to vote Democratic.

This election has opened my eyes to the bias in the media - the same media that "elects" our presidents.
